Start your private property-backed loan review.
If you own Costa Rica real estate and want to know whether it may support a private property-backed loan request, start by sending the basic details. GAP Equity Loans helps qualified borrowers present loan requests to private lenders. GAP Equity Loans helps qualified property owners and project sponsors prepare and present lender-ready property-backed financing requests.
Send the basics clearly.
We do not need a long story on day one. We need enough information to understand the property, the requested loan amount, the use of funds, and the repayment plan.
A clear file helps us understand whether the request may be suitable for presentation to private lenders. Funding depends on lender review, property due diligence, title, liens, loan-to-value, repayment plan, exit strategy, and whether the real estate supports the request.
Each request is reviewed based on the property, title, liens, location, marketability, value, loan purpose, repayment plan, and exit strategy. A serious private property-backed loan still requires review, due diligence, legal checks, and lender approval.

Start Your Property Review
Tell us a few details about your property and the loan request. GAP Equity Loans can review the basic information and explain what private lenders usually need to see.
Not ready to submit a full request?
If you are not ready to complete the full form, you can contact us first with the basics: property location, estimated value, loan amount, use of funds, and repayment plan.
Larger deals and project funding need a stronger file.
Larger project funding requests are reviewed differently from a standard property-backed loan. A private lender may need to understand the land, title, permits, water, access, budget, construction status, expected use of funds, repayment plan, and exit strategy.
For larger or more complex requests, it can help to organize documents in one clearly labeled Google Drive folder. A clean file makes it easier for lenders to understand the opportunity and decide whether deeper review makes sense.
You do not need every document before submitting this form, but the clearer the file is, the easier the initial review will be.
What makes a stronger loan request?
Some private property-backed loan requests are easier to review than others. Stronger files usually have clear property information, realistic expectations, and a repayment plan that makes sense.
Good Location
The property is in a location that private lenders can understand, review, and value realistically.
Realistic Loan Amount
The requested loan amount should make sense compared with the property value and risk.
Clear Use Of Funds
The request is stronger when the funds are tied to a practical property, business, construction, bridge, or project purpose.
Clean Documents
Clear title, useful photos, location details, and ownership information help private lenders review the request.
Prepared Borrower
A borrower who is responsive and organized helps reduce confusion during the review process.
Exit Strategy
The file should explain how the borrower expects to repay the loan, such as sale, refinance, business income, project proceeds, or another realistic source.
The strongest requests are usually not random cash-out requests. They are often tied to improving a property, completing construction, supporting an income-producing use, bridging a timing gap, or funding a project with a realistic repayment plan.
Important things to know before you submit
Requests are reviewed around the strength of the property, the financing purpose, and a practical repayment plan. The best-fit requests are usually tied to Costa Rica real estate, property value, and a clear repayment plan.
Private property-backed loan requests may be structured for terms from 6 months to 3 years, depending on the property, loan purpose, repayment plan, and lender review.
Rates may be similar to Costa Rica bank-rate ranges for qualified expat borrowers in some cases, but this is never a promise, guarantee, or fixed quote. Rates depend on the lender, property, title, loan size, loan-to-value, risk, repayment plan, and exit strategy.
Some requests may be reviewed up to around 50% of property value, but stronger files are often closer to 30% to 40% loan-to-value. Lower leverage may make a file easier to review, but it does not guarantee approval.
If there is already a mortgage, lien, legal claim, or unpaid obligation connected to the property, that issue must be reviewed. In some cases, existing debt may need to be paid off or addressed at closing before a new private lender can move forward.
How fast can the process move?
Private property-backed loans may move faster than bank loans in some cases when documents are ready and the property is suitable. Once the complete file is in and GAP due diligence is finished, qualified loans often close in about 10 business days.
Title review, lien checks, legal review, valuation, property due diligence, lender review, closing documents, and registration steps can all affect timing.
Common Delay Points
- Missing location details, photos, or property documents
- Unclear title or ownership issues
- Existing liens, mortgages, or legal claims
- Unpaid property taxes or corporate issues
- Unrealistic property value
- Weak repayment plan or exit strategy
- Missing permits, water information, or project documents when relevant
Choose the right path for your request.
A standard property-backed loan request is different from a larger development or project funding request. The more complex the opportunity is, the more documentation private lenders usually need to review.
Property-Backed Loans
If your request is tied to a home, land, commercial property, or standard construction-related borrowing, this is usually the right starting point.
Project Funding
If your request involves a larger development, shovel-ready project, or more complex opportunity, review the project funding page as well.
